As homeowners, we barely think about our roofs. For years and years they just stay on the top of our houses, protecting our families from wind and rain. We never expect for the time to come that we may have to replace our roof. Oy! But how do you know when it’s exactly that time? Well in case you have no idea where to begin, we’ve put together a little list that can help you determine whether you need a new roof or not. 1. The easiest way to determine if your roof is ready to be replaced may just be to look at it! What should you look for? Two things. First, if you see any shingles that are curling or buckling, that is a tall tale sign that your roof needs to be replaced. If you can’t really tell, make sure you look at a certain area when the sun is shining on it. Between the light and the shadows cast by the curling shingles, you’ll be able to tell. 2. The second thing you should look for is missing shingles all together. Are your shingle tabs in tact? Be sure to take a look for missing shingles after a storm. This is the most common cause of your shingles saying goodbye to your home forever. 3. Take into consideration the age of your roof. Most experts agree that roofs need to be replaced after 20-25 years. Chances are, you weren’t even in your home 20-25 years ago, so you may not even know when the roof was last replaced. If you need help, ask a roofing specialist to come take a look. They can best determine how old the roof is and when you should think about replacing it. 4. What about your chimney? If your chimney flashing is made of roof cement or tar, it may need to be replaced. This can be done with a new metal flashing system that will last a lot longer. 5. Another place to check is your gutters. Do you see any shingle bits in there? If so, that is a definite sign that it is time to replace those shingles. As the shingles get older, they lose more bits. You can also see this through inconsistent coloring on your shingles. This means your shingle granules are definitely wearing away. 6. Do you have access to your attic? We suggest taking a look up there to notice any sunlight coming through cracks. You can also check for moisture or leaks while you’re up there. If so, you’ll notice molding in the attic as well. These are all signs that it is time to invest in a new roof. 7. Our last bit of advice involves some adventure! If you’re daring enough, take a walk on your roof to notice how it feels when you are walking on it. If you notice a softer or bouncy feel as you take steps across your roof, then it needs to be replaced. If it’s firm and the shingles stay intact, then you may be good! If you’ve gone down the list and don’t see any issues with your roof, then good for you! You don’t need a new roof. But, you should definitely get your roof checked out every year so you can prevent any damages and make your roof last longer.
